As the year draws to a close, it has been a privilege to advise our clients through London’s changing property landscape – shaped by cautious sentiment, tax changes, expectation adjustments and a renewed focus on long-term value.

Our property Seach & Acquisition team have worked with individuals and families buying properties between £2.6m and £40m, including domestic buyers seeking family homes and pied-à-terres, clients relocating back to the UK following time overseas and Americans and other internationals buying London homes.

Americans continue to dominate our international client base and earlier this autumn I travelled to New York to co-host an event for US families considering UK education for their children and the London property decisions that follow – whether buying a London base or relocating full time. These conversations reaffirmed London’s appeal, and also highlighted the fundamental differences between the US and British real estate markets, which most Americans are not aware of.

Our Rental Property Management team has carefully navigated and supported landlords through a period of tax changes, greater regulatory burden and an increasingly sophisticated tenant base.

For those leaving the UK – and those buying London bases – the services of our Home Management team have been more in demand than ever, as home owners seek experienced support managing and maintaining their homes when they’re not in residence.

Alongside our client work, I have had the pleasure of sharing advice and market insight throughout the year as a guest speaker at many panel events, as well as through my monthly property column in The Daily Telegraph and other national media.

Looking ahead to 2026, based on activity over the past weeks since the Budget, we are increasingly confident of a more active market in the new year. We would welcome a conversation with anyone seeking truly independent, discreet advice as they consider their options or press ahead with decisions.
