Our clients had relocated from New York and wanted to ensure they purchased wisely.

With teenage daughters, a busy lifestyle, and dividing their time between the UK and Portugal, their priorities were clear: a turnkey home, no refurbishment, spacious enough to give their daughters privacy, and easy school commutes in opposite directions.

Initially focused on apartments in Notting Hill and Little Venice, it soon became clear that none quite worked - layouts, proportions, or renovation needs fell short. We broadened the search and introduced a recently renovated, off-market mews house in Bayswater as a ‘wild card’.

It ticked every box: beautifully finished, low-maintenance, family-friendly, and well-connected for both daughters’ schools.

By stepping beyond the brief and using our off-market access, we constructively challenged their thinking and secured a home that exceeded expectations and allowed them to move in without compromise.
