Our client was looking to secure buy to let investment with some of her divorce proceeds.

We advised her on different locations, property types, tenant profiles, expected cash flows and associated yields. In addition, we produced illustrative breakdowns for her and her tax advisor.

Once we refined the investment objective and search criteria, we conducted an exhaustive search to show her the very best on and off market.

She was torn between two properties, and we used this situation to our advantage, to tactfully play both houses against each other and negotiate the very best outcome and achieve a significant discount.

We project managed the purchase process and ensured a simultaneous exchange and completion three weeks after the offer was agreed.

The property we purchased was already rented out and we ensured our client could seamlessly take over the existing tenancy in place, which was achieving strong yield with excellent long term corporate tenants.
